The Decatur-Federal Station and adjacent Sun Valley neighborhood is located east of Federal Boulevard and south of Howard Place at approximately 12th Avenue along Lakewood Gulch, all south of Colfax and Sports Authority Field at Mile High. Since summer of 2011, the City has been leading a substantial public participation effort as part of the Decatur-Federal Station Area Planning process to create a vision for development around this station area. Already recognized as a station with immense opportunity for redevelopment of underutilized parcels, planning for Sun Valley’s future draws on existing community assets to create a vision for a vibrant transit-oriented urban neighborhood. With the help of future public-private partnerships, there is high potential to catalyze redevelopment near the station and Colfax Avenue. The Sun Valley neighborhood is home to an aging public housing development and a healthy stock of active industrial development, offering the opportunity to enhance the employment base with new residential and commercial development opportunities. Public infrastructure improvements completed through future public-private partnerships are critical to rebuilding multimodal connections in Sun Valley and providing a viable foundation for private sector investment and redevelopment in the future.
